The design concept envisages the construction of several types of commercial property on the land plot:
1. Industrial property.
2. Warehouse buildings.
3. Administrative and office space.
4. Commercial premises.
5. Technical and infrastructure facilities.

The main purpose and format of the designed complex is an Industrial Business Park.


Location
✔ The site is located 30 km from Kyiv, surrounded by a number of settlements with a population of over 40000 people.
✔ The location is exclusively favourable in relation to the key communication transport highways of Ukraine.
✔ On the west side, the section is bounded by the M05 Kyiv-Odessa highway, which is part of the country's main highway network.
✔ To the east, the site borders the regional highway Fastiv - Kaniv P19, which also creates favorable conditions for logistical access to the site.

The designed park consists of buildings of various functional purpose and several accompanying and technical buildings:

The main facade is defined and turned to the international route M-095 "Kyiv-Odessa". In this part of the park, there are trade boxes in the form of wholesale showrooms and warehouses.

This part consists of 4 three-four-storey office buildings, 6 one-storey showroom buildings, guest parking, and a recreation area. In addition to office space, it is planned to place various business infrastructure facilities - conference rooms, cafes, dining rooms, coworking areas.

Other planning areas within the industrial park have production and logistics functions. Production buildings with flexible internal zoning will be located here. 1-2 warehouses will be assigned to each of them.

Rent
According to the resident's technical specifications, a 'turnkey' industrial box will be built.
The resident pays rent in the amount of $ 4-6 per 1 sq.m. of industrial area per month, + $ 1 per 1 sq.m. facility management, + utilities according to the meter. Annual rent indexation up to 5% is possible.

The land remains the property of the industrial park.

Construction
at the expense of the owner with the subsequent redemption
The industrial park owner builds a 'turnkey' industrial box in accordance with the resident's technical specifications.

The resident repurchases the industrial box within 5 years after the commissioning of the facility to the resident. Redemption cost = construction cost + contractual%.+ $ 1 for 1 sq.m. per month facility management, + utilities according to the meter.

Construction
by the resident at his own expense with the subsequent lease of the site
The resident builds an industrial box on his own but with the help of a contractor who owns the industrial park.

Further, the resident pays rent for the land plot, + $ 1 for 1 sq.m. facility management, + utilities according to the meter.
